Broadway Park

 

Broadway Park is a neighborhood-scale, mixed use and multi-phased infill urban redevelopment formerly known as the Denver Design District. The 75 acre
assemblag
e is currently home to approximately 1.25M SF of retail, commercial office, residential, medical, and educational uses. Book ended by the Broadway
and Alameda Light Rail stations, Broadway Park is entitled for up to 10M SF of future development that will be phased over time. Cohen Capital Corporation
is a general partner in the und
erlying property and also holds ownership and management responsibilities through its principals in the captive management
(CFPM LLC) and development (D4 Urban) companies that were formed to undertake the active property and asset management of the existing uses as well as direct redevelopment opportunities within and around the assemblage.


Through his role as Principal and Development Partner in D4 Urban, Dan Cohen is responsible for entitlement efforts, as well as the planning, procurement, and delivery of the public infrastructure necessary to enable the development. Infrastructure requirements have included new public streets, open spaces, and
transit facilities as well as the installation of stormwater, sanitary sewer, and water networks. Initial phase redevelopment activities have included the delivery of
over 1,000 dwelling units, multiple public and district owned streets, and two significant open spaces.

Rips Ranch

 

Rips Ranch is a boutique three-lot single family subdivision outside of Salida, CO in unincorporated Chaffee County.  With private, gated access, this 40 acre 'in-holding' property is surrounded by the Pike San Isabel National Forest with world-class mountain biking, hiking, hunting, and skiing at the property and it's immediate surrounds.  Acquired in 2023, Cohen Capital will be developing the property and it's custom homes such that the legacy of the historic mining claims and the rich history of the site are celebrated through the architecture and overall site layout.  The ranch enjoys a natural spring creek, views of six fourteen thousand foot peaks, and unparalleled vistas of the Upper Arkansas River Valley.

Completed Projects:

Denizen

​

Denizen is a mixed-use, 275-unit, multifamily project with ground level retail developed by D4 Urban at the Alameda Light Rail Station in Denver. The first successful project in RTD’s Transit-Oriented Development Pilot Program, Denizen is also the first market-rate, multifamily project in Colorado to achieve LEED Platinum certification. The project included partnering with the local government to build a new transit plaza for the light rail station, a new public street for bus circulation, and important placemaking elements to ensure an aging park-n-ride was transformed into a vibrant and active transportation hub.


Through its co-ownership of D4 Urban, Cohen Capital was an equity participant in the GP sponsor entity and Dan Cohen managed D4's development of the project including land acquisition, financing, design, construction, and delivery. This project was recognized with a 2016 Mayor’s Design Award from the City and County of Denver as well as the Green Building award from the National Multifamily Housing Association

RTD Bus Barn/Emich VW

​

D4 Urban acted as development manager on behalf of Emich Volkswagen to deliver a 40,000sf state of the art urban car dealership on a 4.7 acre site in Denver, CO. The dealership is Volkswagen’s first example of its signature ‘White Frame’ architecture in the Denver market. D4 was responsible for planning approvals, project procurement and oversight, as well as overall project delivery.

D4 sold a 1.84 acre site to Kum & Go for a gas station/convenience store as an owner-occupied development.

Both the Emich and Kum & Go projects were developed on the former RTD Bus Barn site, an 8 acre brownfield industrial site located in central Denver. Despite the incredible attributes of its location, the land remained vacant and unimproved for over 20 years as a result of ownership, environmental, accessibility, infrastructure, and planning challenges. Securing an option to purchase the property through a public process in 2015, and ultimately closing on and developing the property from 2017 onwards, D4 acted as master developer of the site unlocking the existing latent challenges and bringing the property into beneficial use after two decades of dormancy.

Dakota Outfall

​

The Dakota Outfall Project is a successfully completed Public-Private-Partnership between D4 Urban, Broadway Park North Metropolitan District, the City and
County of Denver, and the Denver Urban Renewal Authority. This project included the installation of a large regional stormwater facility, the construction and dedication of new public streets, and enhanced vehicular, pedestrian, and bike infrastructure to connect surrounding neighborhoods to existing transit.


Dan Cohen led D4 Urban’s management of this complex project on behalf of its public agency partners—which required construction through major city arterials, tunneling under five active rail lines, project coordination through an active shopping center, property acquisitions via eminent domain, and significant public stakeholder engagement due to the physical impact of the construction requirements. The project required license agreements for rail crossings from Union Pacific, Burlington Northern Santa Fe, and RTD and also required a Special Use Permit from CDOT in order to tie into existing CDOT infrastructure systems. Project funding was organized through a complex capital stack including the repurposing of Tax Increment Financing, a direct placement loan through the District, developer advances through D4 Urban, and contributions from the City and County of Denver Stormwater Fund. The project was recognized with the
2015 Director’s Award from the USGBC Colorado Chapter.

Todd Creek

​

Made up of over 3,000 homesites, Todd Creek is one of Colorado’s largest master-planned communities and is located in Brighton, Colorado. Warren Cohen managed
Cohen Capital’s partnership in the original development entity that purchased the land, entitled and platted the community, established metropolitan districts, undertook largescale enabling infrastructure within the original subdivision filings and ultimately sold platted and finished lots to homebuilders. The development 
of Todd Creek involved complex water rights issues, creative bond structuring to allow for the financing of infrastructure, and a lengthy entitlement process
involving a multitude of stakeholders.

Aspen Grove

​

Cohen Capital Corporation undertook the development of the Aspen Grove subdivision in Aspen, Colorado over a 15-year period, which included a protracted entitlement process through the City of Aspen and Pitkin County.  The project required infrastructure build out and the subdivision of a singular land parcel into 11 large luxury single family home sites within Aspen city limits.

 

After its purchase of the land and completion of entitlements and infrastructure, Cohen Capital built and sold four luxury spec homes and sold seven finished and graded lots to spec developers or families building custom homes. Because of its location within blocks of downtown Aspen and the nature of the development within the context of the broader community, the project required garnering the support of local government, acquisition of easements from adjacent property owners, and a lengthy approval process that spanned nearly a decade.
